Phases 1 and 2 of the estate regeneration are completed and Phase 3 is under construction.

Rydon and A2Dominion appointed Comm Comm UK to lead the consultation on plans for Phase 4 of the Green Man Lane Estate masterplan.  

Perceived challenges of this scheme include a 112% increase in the proposed number of homes from 170 (as per outline consent in 2010) to 360 new homes, which has led to heights increasing from 3-8 storeys to 6-15 storeys.  

Comm Comm UK’s strategy was to inspire local residents to contribute to the consultation, to outline why the scheme has changed and to allay concerns about over-development and increased pressure on local services and street parking.  

We initiated an interactive Residents’ Lived Experience Session where residents of the new parts of the estate shared their experience of living on the estate with the project team. Participants noted what has worked well and what aspirations they had for Phase 4. Feedback was has been positive from within the estate.

Further face-to-face events were limited due to COVID-19 but we did host a Consultation Hub on the estate for residents and neighbours to drop-by and meet the team, a webinar and an online exhibition showing how feedback had shaped proposals. 

Full and transparent communications focus on the reasons for updating the plans and were shared with interested neighbours and on the consultation website, www.gml-phase4.com
