86% say YES in Residents’ Ballot to redevelop Curry Rise and Bray Road

In October 2025, proposals submitted by Notting Hill Genesis – one of our longest-standing clients – to redevelop Curry Rise and Bray Road were unanimously approved by members of the London Borough of Barnet’s Planning Committee. 

Comm Comm provided invaluable communications support on this project, including the delivery of a Residents’ Ballot, which sought the thoughts and feedback of residents on the potential renewal of the existing estate. The ballot was a great success, generating 86% support from those who participated. 

The redevelopment was proposed because the homes that make up the estate now fall well below modern building and safety standards. As such, sensitively-considered engagement with the local community was key, as the proposals – should planning consent be granted – would mean the demolition and rebuilding of peoples’ homes. To achieve this, a total of seven engagement events were held across the estate, with information boards and feedback surveys available for attendees to complete and return to Comm Comm’s team. 

In addition, a ‘branding’ workshop was also undertaken to determine what the proposed development should be called, with Mill Brook Rise eventually given the nod. This activity brought the community together and helped residents to really see the vision for the future of the estate. 

Additional communications activity included monthly newsletters with updates on the status of the proposals, a number of one-to-one meetings with residents and key local stakeholders and printed FAQ documents that were hand-delivered to residents. Comm Comm also coordinated several tours of neighbouring show flats, which were well-received by attendees and provided a good idea of what the proposed development could deliver.

Once built, these multimillion-pound plans will deliver the following significant benefits for the local area: 

  • 329 modern, energy-efficient homes, including social rented and shared ownership homes for existing residents, as well as others for private sale 

  • High-quality buildings that meet all modern safety standards, including the latest fire regulations 

  • Sustainable travel, including new cycle routes and bike storage 

  • Better connectivity and accessibility across the site, including improvements to existing pedestrian routes 

  • Attractive landscaping that will support nature and biodiversity 

  • New children’s play areas, as well as attractive green spaces for local people to sit and relax in

  • Improved security, including better surveillance and improved visibility over communal areas.
