Project Flourish at Kensal Canalside approved and ready to blossom
The Kensal Canalside Opportunity Area is one of the largest undeveloped brownfield sites in Kensington and Chelsea, and we were delighted recently when members of the Royal Borough of Kensington and Chelsea (RBKC)’ planning committee approved Ballymore and Sainsbury’s joint proposals to redevelop a large portion of the site.
This planning consent is the culmination of more than four years of specialist communications work carried out by Comm Comm, which has included a number of successful, well-attended public consultation events, productive one-to-one meetings with local residents and stakeholders, a virtual Q&A, a dedicated consultation website and a plethora of engagement materials, including information boards, leaflets, flyers, digital updates and feedback surveys.
To deliver Ballymore and Sainsbury’s objectives for Project Flourish, Comm Comm assembled a team of experienced and uniquely skilled communications experts. From Jessica’s vast planning and political knowledge to Soosan’s vision for the consultation hub and visually impactful A1 boards, as well as Jake’s ability to produce high-level key messaging and digital updates, Comm Comm went above and beyond to ensure stakeholders and residents felt informed and part of the engagement process. Lillian joined the team as a trusted liaison for local people and has stayed with Comm Comm ever since, bringing her extensive experience of working in social housing and resident engagement to our team.
This approach was instrumental in generating 1,723 comments of support for the plans, which were submitted to RBKC’s planning portal and proved an important consideration in the Council’s decision to green light the proposals.
These exciting plans, which will deliver more than 2,500 much-needed houses, as well as a brand-new Sainsbury’s store and significant highways and connectivity improvements, are a game changer for the local area and represent a multimillion-pound investment in Kensington and Chelsea.
The proposals will deliver:
2,519 new homes, of which at least 500 will be affordable
A 60,000 sq ft Sainsbury’s supermarket with underground car parking and café
Improved transport on Ladbroke Grove with an improved junction and bus stops, as well as better links to the Canalside path
36,000 sq m of non-residential space for new shops, offices, gyms, sports clubs, restaurants, cafés and community spaces
Attractive public areas and landscaped green spaces, including the planting of 750 new trees
A new community hub for everyone to enjoy, with spaces for new businesses, charities and community groups.
