13-14 Dean Street, Soho

Planning communications to deliver a refurbishment at 13-14 Dean Street, including a new restaurant for the Super 8 group (the people behind Smokin Goat and Kiln), roof terrace and new offices.

Client: Kirkhill Properties

Borough: Westminster City Council

Date: 2025

Our Role:

  • Planning communications for application to transform the building into a modern office space, while significantly reducing the building’s environmental footprint, improving its external façade and provide new and improved facilities for restaurant and offices.

Existing site:

  • 1950s industrial red-brick office building in central Soho location, in need of an upgrade due to poor thermal performance, minimal carbon capture and outdated façade

  • Seek to maintain much of the building’s original design elements.

Scheme deliverables:

  • To deliver a lightweight, contemporary two storey roof extension, with minimal impact to surrounding views of Soho

  • An improved external façade, replacing a dated roller shutter garage door with active restaurant frontage, while upgrading old office doors and windows

  • Low-carbon retrofit - replacing single-glazed windows with double glazed, installing a green roof and providing planting storage to improve environmental performance

  • Modern office space and restaurant - refurbishing and modernising spaces, making them fit for the future, including rooftop amenities, planting to increase biodiversity, cycling storage and showers.

Communications undertaken:

  •  Engagement with local ward councillors and amenity groups, including the influential Soho Society.

  • Letters and meetings with neighbours

  • Feedback loops shared with the design team

  • SCI drafted as part of the planning application

Status of scheme:

  • Planning granted in Autumn 2025
